A határozott idejű szerződéseknek köszönhetően az irodapiac ciklikusságát lassabban érzékelik a bérlők. Mivel az utóbbi 10 évben jelentős változások történtek a gazdaságban, ennek irodapiaci hatásai új kihívások elé állítják a bérlőket irodabérleti szerződésük lejáratának közeledtével. Sok esetben már korábban is - mivel egyes cégek olyan ütemben bővülnek, hogy már a szerződés lejárata előtt szükséges az új irodaterületre való költözés.
 

Az irodai költségek jelentős részét teszik ki új iroda keresésénél a kiépítési költségek. A bérlőjelöltek általában hosszas keresgélés és ajánlatok bekérése után szembesülnek azzal, hogy a bérleti díj, üzemeltetési költség és bútorok költsége mellett jelentős tételt tesz ki a megálmodott iroda kiépítési költsége. Az emelkedő építőipari árak és növekvő kivitelezési idő miatt a bérlőknek erre már az irodakeresés kezdeti fázisában kiemelt figyelmet kell fordítani. Nemcsak a felelős üzleti döntés meghozásához szükséges minden tényező költségvonzatát ismerni, hanem időben is kell elkezdeni a tervezést, hogy az új iroda ne kompromisszum legyen, hanem előzetes elképzeléseink megvalósulása.

New office and new upswing at Mazars

The biggest tax advisory firms are on the move which is proved by the numerous press releases about advisory firms' office and headquarters projects. PwC has just moved in the recently handed over Eiffel Palace office building, the completion of KPMG's new headquarter on Vaci road expected in August, Mazars has committed itself to a new office building.
